In short: Vinhomes Central Park is Vingroup’s riverside township in Binh Thanh District, right next to District 1, built around a 14-hectare park and home to Landmark 81. Across the 383 Vinhomes Central Park listings Visreal has published, a 2-bedroom typically asks $995 – $1,100 a month (median $1,025), and a 1-bedroom starts around $800. It suits expats who want a big, self-contained complex with shopping, a park and a short ride to the city centre.
This guide covers the tower zones, the layouts you will actually be shown, what rent looks like on real listings, and the trade-offs we talk through with tenants before they sign.
What and where Vinhomes Central Park is
Vinhomes Central Park is a mixed-use urban area on the west bank of the Saigon River, in the old Saigon New Port area of Binh Thanh District. It sits where Binh Thanh meets District 1, so the central business district is a short taxi or Grab ride away.
The developer is Vingroup, through its property arm Vinhomes. The whole site covers 43.91 hectares, with more than a kilometre of river frontage and around 10,000 apartments and officetels plus a small number of villas.
The developer’s schedule put completion at 2017 to 2018, and Landmark 81, the tallest piece, opened its base in July 2018. Most towers have now been lived in for several years: modern, but no longer brand new.

The tower zones: Park, Central and Landmark
The township is split into three subdivisions: The Central, The Park and The Landmark. Each has a different feel, and the zone often matters more to tenants than the exact tower number.

| Zone | Where it sits | What to expect |
|---|---|---|
| The Central | The first subdivision to launch | Wide mix of units; compare views and walking time to the park and mall unit by unit |
| The Park | Seven towers (Park 1 to Park 7) beside the riverside park | Greenest outlook, short walk to the park via a footbridge |
| The Landmark | The core of the township around Landmark 81, including Landmark 1, 2, 3, Landmark Plus and others | River views from many units, closest to Vincom Center Landmark 81 |
The Park cluster has seven apartment towers, linked to the riverside park by a pedestrian bridge that takes about two minutes to cross. Families who want the kids outside every evening usually end up here.
The Landmark cluster was launched with Landmark 81 and three apartment towers, Landmark 1, 2 and 3. Later blocks such as Landmark 4, Landmark 5 and the twin-tower Landmark Plus added serviced and rental stock to the same cluster.
Landmark 81
Landmark 81 is the tallest building in Vietnam at about 461 metres, with 81 floors above ground. Vincom Center Landmark 81 fills the lower floors and basement, a hotel takes the upper floors, and the middle floors hold luxury apartments and officetels.
Apartments in Landmark 81 are the top end of the complex.
Typical layouts and sizes
The rental market here is dominated by 2- and 3-bedroom apartments, with smaller numbers of 1-bedrooms and large 4-bedroom units. Of Visreal’s 383 listings, 175 are 2-bedrooms and 112 are 3-bedrooms.
The layout we see most often on viewings is a living and dining room opening onto a balcony, a compact kitchen to one side, and bedrooms off a short corridor. Larger units usually have an en-suite master bedroom and a second bathroom. Corner units get windows on two sides, which matters for light and airflow.

The sizes in the table below are the typical sizes on Visreal’s own listings, so they reflect what is actually on the rental market rather than the developer’s brochure.
Vinhomes Central Park rent prices on Visreal listings
Across the 383 Vinhomes Central Park listings Visreal has published, a 2-bedroom typically asks $995 – $1,100 a month (median $1,025). Most of these are furnished, and prices are asking rents in USD per month.
| Size | Listings | Typical rent (25th–75th pct) | Median | Typical size |
|---|---|---|---|---|
| 1 bedroom | 49 | $800 – $865 | $800 | 53 m² |
| 2 bedrooms | 175 | $995 – $1,100 | $1,025 | 82 m² |
| 3 bedrooms | 112 | $1,300 – $1,600 | $1,450 | 108 m² |
| 4+ bedrooms | 46 | $2,263 – $3,000 | $2,500 | 154 m² |
A few things move the price within each band: the zone (Landmark and river-facing units cost more), the floor, the furniture quality and whether management fees are included. Landmark 81 units sit above these ranges.
Budget for move-in costs too. The usual structure is a two-month deposit plus the first month’s rent paid at handover. For a wider view of what you will pay on top of rent, see the Binh Thanh District apartment listings, which show how Vinhomes compares with the rest of the district.
Facilities: park, pools and Vincom
The facilities are the main reason people pick this complex over a standalone tower.
1) The park. The 14-hectare riverside park was inspired by New York’s Central Park. It has lawns, a Japanese-style garden, fountains, a children’s playground and walking paths along the river.
2) Pools and sports. The complex has swimming pool, gym and tennis court facilities for residents, so most people never need an outside gym membership.
3) Vincom Center Landmark 81. The mall under Landmark 81 covers groceries, restaurants, a cinema and everyday shopping without leaving the complex.
4) School and hospital. A Vinschool campus and Vinmec International Hospital are part of the development, which helps families with young children.
Commute to District 1 and the Metro
Vinhomes Central Park is one of the closest large complexes to District 1. The drive to the centre is short, but the main roads around it, Dien Bien Phu and Nguyen Huu Canh, get heavy at rush hour.
Metro Line 1 opened on 22 December 2024, running from Ben Thanh to Suoi Tien. Tan Cang station is the nearest stop to Vinhomes Central Park and Landmark 81, the fifth station from Ben Thanh. Van Thanh Park station is the stop before it.
Be realistic about the walk. There is no pedestrian bridge over Vo Nguyen Giap Highway at Tan Cang, so you have to go around the station and under the road bridge to reach the complex. Many residents take a short Grab to the station instead.
If you work in District 1, it is worth also browsing apartments for rent in District 1 to compare the cost of living closer against the extra space you get here.

Pros and cons for expats
| Pros | Cons |
|---|---|
| Huge choice of units, so it is easy to compare several in one afternoon | Very large: some towers are a long walk from the mall or the Metro |
| 14-hectare park and river walk on your doorstep | Traffic around the gates is heavy at peak hours |
| Mall, supermarket, school and hospital inside the complex | Tower quality and furnishing vary a lot between landlords |
| Rents below District 1 for similar sizes | Older towers show some wear, so check fittings carefully |
| Close to District 1 by car | Not as walkable to street food and cafés as older neighbourhoods |
Who Vinhomes Central Park suits
It works well for families who want a park, pools and a school close by, and for professionals working in District 1 or Binh Thanh who prefer a newer building with full facilities.
It is less ideal if you want a village feel with independent cafés and walkable streets. Those tenants usually prefer Thao Dien across the river, and some also look further into District 2.
From Visreal’s experience
Our process has four steps: you share your brief, we shortlist and arrange viewings, we negotiate and sign the lease, and we stay with you after move-in. At Vinhomes Central Park, the shortlist and viewings step does most of the work, because the same size apartment can look completely different from tower to tower.
We usually line up viewings in two or three towers in one visit, so you can compare a Park unit with a Landmark unit on the same day. Our team does viewings 7 days a week and fits them around your schedule.
One tip we give every tenant here: ask which tower and which direction the unit faces before the viewing, and ask whether the management fee is included in the rent. If your company pays the rent, tell us early. We check before you commit whether the landlord can issue a VAT (red) invoice, because not every owner can.
Windy D. Dagsa wrote on Google: “Henry and Ms Annie have been a great help, from finding the best apartment to taking care of the little things. They were always available when i needed help with anything about the apartment.”
Visreal is rated 4.9/5 from 34 Google reviews on Google Maps.
