In short: A furnished 1 bedroom apartment in Ho Chi Minh City asked a median $990 a month across the 117 one-bedroom listings Visreal published between October 2025 and September 2026, with the middle half between $900 and $1,200. The cheapest well-known buildings are Masteri Thao Dien and Vinhomes Central Park at around $700 – $800, while Thu Thiem and the newer District 1 towers run $1,100 – $1,200 and up. A 1-bedroom suits single professionals and couples who want their own space close to the office.
We have rented apartments to expats in Ho Chi Minh City since 2017. This guide uses our own listing data to show what one costs in 2026, by area and by building, and what you pay on top of the rent.
What a 1-bedroom costs in 2026
Landlords quote rent per month, usually in USD, for a furnished unit on a 12-month lease. Management fees are sometimes included, utilities almost never.
Across the 735 rental listings Visreal published from 2 October 2025 to 30 September 2026, asking rents by apartment size looked like this:
| Bedrooms | Listings | Middle half of asking rents (USD/month) | Median | Typical size | Rent per m² | Change in median vs a year earlier |
|---|---|---|---|---|---|---|
| 1 bedroom | 117 | $900 – $1,200 | $990 | 55 m² | $17.8 | +7.6% (from $920) |
| 2 bedrooms | 390 | $1,065 – $1,600 | $1,345 | 84 m² | $15.5 | -1.5% |
| 3 bedrooms | 183 | $1,730 – $2,800 | $2,280 | 125 m² | $18.9 | +5.1% |
A 1-bedroom costs more per square metre than a 2-bedroom, so you pay a premium for living alone. If two people could share, read our guide to 2 bedroom apartments in Ho Chi Minh City before deciding.

Are 1-bedroom rents going up?
Slowly. The 1-bedroom median rose 7.6% year on year, from $920 to $990. By quarter it sat between $950 and $1,000 from Q3 2025 to Q2 2026.
The Q3 2026 median jumped to $1,182, but that figure rests on only 34 listings. Small quarterly samples swing with which buildings happen to have units free, so treat it as a signal to watch, not a new price level.
These are asking prices. On a 12-month lease or with rent paid in advance, tenants can often negotiate 5–10% off.
1-bedroom prices by area
The table below covers every 1-bedroom listing on Visreal’s area pages as of 21 October 2026, so it includes some older listings alongside new ones. Figures are asking rents in USD per month.
| Area | 1BR listings | Middle half | Median | Typical size | Best for |
|---|---|---|---|---|---|
| Binh Thanh | 175 | $850 – $950 | $900 | 55 m² | Large riverside complexes between District 1 and Thao Dien |
| Thao Dien | 86 | $866 – $1,000 | $920 | 53 m² | Cafés, international schools, expat community |
| District 1 | 93 | $850 – $1,230 | $950 | 50 m² | Walking to CBD offices, restaurants, nightlife |
| An Phu | 16 | $966 – $1,140 | $1,008 | 52 m² | Newer towers next to Thao Dien |
| Thu Thiem | 26 | $1,033 – $1,250 | $1,145 | 64 m² | New riverside towers facing District 1 |
District 1 has the widest spread. A 1-bedroom at Vinhomes Golden River asks well under $900, while Grand Marina Saigon starts around $1,800. Recent District 1 listings have also been pricier: the 37 one-bedrooms we listed there in the 12 months to September 2026 had a median of $1,230.
Binh Thanh is the best value of the five, with the most 1-bedroom listings and the tightest price range. Most of them are in Sunwah Pearl and Vinhomes Central Park.

District 4 had only four 1-bedroom listings on our site, last updated in January 2026, so there is too little data to quote a price. We also do not list apartments in District 3 or Phu My Hung in the former District 7, so they are left out here.
A note on names: since 1 July 2025 the city no longer has districts, only wards. People still say “District 1” or “Thao Dien”, but your lease will show the new ward name. Our guide to Ho Chi Minh City’s old districts and new wards maps the changes.

Under $900: Masteri and the two Vinhomes
The Masteri towers in Thao Dien have the lowest 1-bedroom prices in our data, around $700 for a 50 m² unit. They have few 1-bedrooms, though: Masteri Thao Dien is mostly 2-bedrooms, so expect a short list to choose from.
Across the 390 Vinhomes Central Park listings Visreal has published, a 1-bedroom typically asks $795 – $870 a month (median $800). It is the easiest place to find a 1-bedroom under $900 in Binh Thanh.

Vinhomes Golden River is the District 1 option in this band. It stands at 2 Ton Duc Thang, on the former Ba Son shipyard by the river, with Ba Son station on Metro Line 1 next to it. Across its 272 listings with us, a 1-bedroom asks a median $863.
$900 – $1,000: Thao Dien, An Phu and Sunwah Pearl
This is the middle of the market. Gateway Thao Dien, Q2 Thao Dien, Estella Heights and Sunwah Pearl all sit between $890 and $950 at the median.
Across the 410 Sunwah Pearl listings Visreal has published, a 1-bedroom typically asks $898 – $950 a month (median $905). The building is at 90 Nguyen Huu Canh in Binh Thanh, on the Saigon River, a short drive from District 1.
$1,000 – $1,200: Thu Thiem, City Garden and The Marq
Empire City and The Metropole Thu Thiem are the main Thu Thiem names, at $1,050 – $1,100. Empire City 1-bedrooms are among the largest in our data at about 64 m².

City Garden in Binh Thanh asks similar money but gives you around 70 m², the most space per 1-bedroom on this list. The Marq in District 1 asks $1,200 for 50 m², so there you pay for the newer tower and the address.
$1,800 and up: Grand Marina Saigon
Grand Marina Saigon is Masterise Homes’ Marriott-branded residences at Ba Son in District 1. Its 1-bedrooms ask around $1,900, roughly double the city median.
What you get in a 1-bedroom
The typical 1-bedroom in our listings is 55 m², and most fall between 45 and 60 m². You get a bedroom, a bathroom, and a living room with an open kitchen.
Almost all come fully furnished: bed, sofa, dining table, curtains, air-con, fridge and washing machine. Unfurnished units exist, mainly in older buildings, and usually rent 15–20% cheaper if you sign for two years or more.

Size varies more than people expect. At the same $1,100, City Garden gives you about 70 m² and The Metropole about 55 m². If you work from home, check there is room for a desk outside the bedroom.
Monthly costs on top of the rent
These are the typical extra costs for a 1-bedroom, based on the ranges Visreal publishes.
| Cost | Typical amount for a 1-bedroom | Notes |
|---|---|---|
| Move-in payment | 2 months’ deposit + 1 month’s rent | At the $990 median, that is $2,970 up front |
| Management fee | $0.5 – $1.2 per m² per month | Sometimes included in the rent |
| Electricity | $30 – $60 per month | Higher with air-con on all day |
| Water | $5 – $10 per month | |
| Fibre internet (80–100 Mbps) | $10 – $15 per month | |
| Parking | Motorbike $5 – $12; car $40 – $100+ per month | Car spaces are scarce in central buildings |
| Tax (if the landlord passes it on) | About 10% of rent | 5% personal income tax + 5% VAT |
So budget roughly $45 – $85 a month for utilities and internet, plus the management fee if it is not included. Electricity is billed in six tiers under EVN’s residential tariff set in May 2025, from 1,984 VND/kWh for the first 50 kWh to 3,460 VND/kWh above 400 kWh, before VAT.
Ask whether the meter is billed directly by EVN or through the landlord. Our guide to the hidden costs of renting an apartment in Ho Chi Minh City covers each item in detail.
From Visreal’s experience
Our process is the same for every tenant, and it is free. You share a brief with your budget, move-in date and office location by Zalo, WhatsApp or email. We shortlist and arrange viewings around your schedule, negotiate price and furniture with the landlord, explain the lease in English and attend the handover. After you move in, we stay on for repairs, renewals and questions.
The advice we give most often for a 1-bedroom: compare price per square metre, not just the monthly figure. In our data a 50 m² unit at The Marq asks more than a 70 m² one at City Garden.
If your company is paying, tell us at the brief stage. We check in advance that the landlord can issue a VAT invoice, and on assignments that may end early we ask for a diplomatic clause, which lets you leave with 30–60 days’ notice and get your deposit back. We also help register your temporary residence with the local police at no charge.
