The cheapest well-known options are Masteri An Phu and Masteri Thao Dien at around $800 – $850, while Thu Thiem and the newer District 1 towers run $1,500 – $1,900. A 2-bedroom suits couples who want a guest room or office, small families, and colleagues sharing a lease.
The 2-bedroom is the most common apartment expats rent through Visreal: it made up more than half of the 735 listings we published in that 12-month window. This guide shows what one costs in 2026, area by area and building by building, and what to check before you sign.
What a 2-bedroom costs in 2026
Landlords in Ho Chi Minh City quote rent per month, usually in USD, for a furnished unit on a 12-month lease. Management fees are sometimes included, utilities almost never.
Across the 735 rental listings Visreal published from 2 October 2025 to 30 September 2026, asking rents by apartment size looked like this:

Two things stand out. First, the 2-bedroom is the cheapest size per square metre, so you get the most space for your money. Second, two people sharing a 2-bedroom at the median pay about $670 each, well under the $990 median for a 1-bedroom.
Are 2-bedroom rents going up?
Not much. The 2-bedroom median slipped 1.5% year on year, from $1,365 to $1,345. By quarter it has moved in a narrow band since mid-2025: $1,360 in Q2 2025, $1,402 in Q4 2025, $1,285 in Q1 2026 and $1,360 in Q3 2026.
These are asking prices, not signed prices. On a 12-month lease or with rent paid in advance, tenants can often negotiate 5–10% off. If you plan to stay two years or more, an unfurnished unit usually rents 15–20% cheaper.

The area you choose moves the price more than anything else. The table below covers every 2-bedroom listing on Visreal’s area pages as of 20 October 2026, so it includes some older listings alongside new ones.

District 4 looks cheapest, but its listings on our site were last updated in January 2026, so ask us for current availability before relying on those prices.
Binh Thanh’s median is higher than District 1 because its 2-bedrooms are bigger. Sunwah Pearl and City Garden units are around 100 m², against about 75 m² for a typical District 1 2-bedroom.
Families often ask about Phu My Hung in the former District 7. It is a family-friendly option in the city, but Visreal does not list apartments there, so the numbers above cover only the areas we work in every day.
A note on names: since 1 July 2025 the city no longer has districts, only wards. People still say “District 1” or “Thao Dien”, but your lease will show the new ward name. Our guide to Ho Chi Minh City’s old districts and new wards maps the changes.

Under $1,000: Thao Dien’s big Masteri towers
Across the 374 Masteri Thao Dien listings Visreal has published, a 2-bedroom typically asks $786 – $919 a month (median $850). That is the lowest price for a well-known expat building in our data, for a compact 70 m² unit. It sits on Hanoi Highway beside Vincom Mega Mall, a few minutes’ walk from An Phu station on Metro Line 1, which opened in December 2024.
$1,000 – $1,300: Vinhomes and Lumiere
Vinhomes Central Park in Binh Thanh is the mid-range building with the most listings, with 2-bedrooms around $1,025. Vinhomes Golden River sits at 2 Ton Duc Thang in District 1, on the former Ba Son shipyard, and is linked to Ba Son metro station. For about $200 more than Vinhomes Central Park you get a District 1 address.
$1,300 – $1,600: bigger units
This band buys space. Sunwah Pearl at 90 Nguyen Huu Canh in Binh Thanh and City Garden on Ngo Tat To both offer 2-bedrooms of around 100 m² or more. Across the 410 Sunwah Pearl listings Visreal has published, a 2-bedroom typically asks $1,400 – $1,600 a month (median $1,500).
Empire City in Thu Thiem is the other big name here, with river views across to District 1 and a median of $1,450.
$1,600 and up: new District 1 and Thu Thiem towers
The Marq and The Metropole Thu Thiem ask $1,700 – $1,800 at the median for a 75–80 m² unit, so you pay for the newer building and location rather than size. Grand Marina Saigon, the branded residences at Ba Son, starts around $2,700.
How big is a 2-bedroom apartment in HCMC?
The typical 2-bedroom in our listings is 84 m², but the range is wide. Masteri Thao Dien and Masteri An Phu units are around 70 m², while Sunwah Pearl, Estella Heights and City Garden are 100 m² or more.
Size matters most for the second bedroom. In compact layouts, it often fits a single bed and a desk rather than a double bed and wardrobe. That works as a home office or a child’s room, but not for two adults sharing as flatmates.
Most 2-bedroom rentals come fully furnished: beds, sofa, dining table, curtains, air-con, fridge and washing machine. Unfurnished and semi-furnished units exist, mainly in the older buildings, and suit tenants staying two years or longer.
Monthly costs on top of the rent
Rent is only part of the bill. These are the typical costs for a 2-bedroom, based on the ranges Visreal publishes.

Electricity is billed in six tiers. Since 10 May 2025, EVN’s residential rates run from 1,984 VND/kWh for the first 50 kWh to 3,460 VND/kWh above 400 kWh, so a 2-bedroom with two air-cons running at night lands in the upper tiers. Ask whether the meter is billed directly by EVN or through the landlord.
