Who Masterise Homes is
Masterise Homes is a member of Masterise Group. It runs product lines such as the Masteri Collection and the Lumière Series, and partners with Marriott International on branded residences.
The company is headquartered in Hanoi with an office in Ho Chi Minh City. In its 2025 year-end review, it said it had passed 11 years of growth and more than 30 developments across Vietnam.
For a tenant, the brand matters less than the building. The Masteri name covers towers finished in 2016 and towers still going up, so the age, location and price range differ a lot from one project to the next.

Most of Visreal’s Masterise stock sits along Hanoi Highway in Thao Dien and An Phu, the two neighbourhoods expats ask us about most on the District 2 side of the river.
Masteri Thao Dien: the one most expats rent
Masteri Thao Dien sits at 159 Hanoi Highway in Thao Dien. It was built by Thao Dien Investment JSC under the Masteri brand, topped out in September 2015, and began handing over apartments in 2016.
The complex has five towers, T1 to T5, rising 41 to 45 floors. It connects to An Phu station on Metro Line 1, which opened in December 2024, and to the Vincom Mega Mall next door.
Because it is one of the largest Masterise projects in the city, it also has the deepest rental market. Of the 374 listings Visreal has published here, 270 are 2-bedroom apartments.

Masteri An Phu: same street, slightly lower rents
Masteri An Phu is a short way along Hanoi Highway at number 179. It has two 42-storey towers and the developer handed over all apartments at the start of 2019.
On Visreal’s 73 listings, a 2-bedroom typically asks $720 – $878 a month (median $800), and a 1-bedroom $700 – $788 (median $700). Three-bedroom units are rare here, with only 6 listings.

Lumière Riverside: newer, a step up in price
Lumière Riverside is at 628A Hanoi Highway in An Phu. It has two towers, Lumière East with 36 floors and Lumière West with 44 floors, and sits right beside the Metro Line 1 track.
Masterise Homes held the handover ceremony on 9 December 2023, so this is one of the newest Masterise buildings you can rent in the area.
On Visreal’s 171 listings, a 2-bedroom typically asks $1,150 – $1,370 a month (median $1,250). A 1-bedroom asks $960 – $1,140 (median $1,000) and a 3-bedroom $1,700 – $2,000 (median $1,900).

Grand Marina Saigon: branded residences in District 1
Grand Marina Saigon is a 10-hectare Masterise development on the former Ba Son shipyard in District 1. Its residential towers carry Marriott branding: Lake is a Marriott Residences tower that opened in November 2023, and Sea, a 47-floor JW Marriott Residences tower, opened in February 2025.
The site has direct access to Ba Son underground station on Metro Line 1, which makes it one of the best-connected addresses in District 1.
This is the top of the Masterise range. On Visreal’s 35 listings, a 1-bedroom typically asks $1,800 – $2,021 a month (median $1,900) and a 2-bedroom $2,700 – $3,218 (median $2,885). The few 3-bedroom units we have listed start at $5,500.

Other Masterise projects
Masteri Millennium is a twin-tower building on Ben Van Don Street in District 4, across the canal from District 1. Visreal has 20 listings there, but they were last updated in 2023, so ask us for current availability rather than relying on older prices.
Masteri Centre Point and Lumière Boulevard were handed over at the end of 2023 inside the Grand Park urban area in the former District 9. They are a long way from the expat hubs, and Visreal does not focus on that area.
The Global City is still being built out, and its Masteri Grand View tower topped out in 2025. Until towers are handed over and furnished, there is little rental stock to show.

1) Best value with the most choice: Masteri Thao Dien. The large stock means you can compare several units in one afternoon.
2) Same area, tighter budget: Masteri An Phu, especially for 1- and 2-bedroom apartments.
3) Newer building in An Phu: Lumière Riverside, if your budget for a 2-bedroom is above $1,150.
4) Walk-to-work in District 1 with hotel-style service: Grand Marina Saigon.
Families who need three bedrooms usually find the widest choice at Masteri Thao Dien, with 88 listings in that size.

One tip we give every tenant here: ask which tower the unit is in and which way it faces before you go. A river or garden view and a unit facing the highway and Metro track can be the same size and price band but feel very different at night.
